The former Montrose Hotel, a well known landmark in Dublin, located beside UCD, was appropriately converted into student accommodation. The contract was awarded to Walls Construction and they, in turn, appointed Deane Roofing & Cladding to roof the new penthouse and existing roof levels. In addition, the penthouse was wrapped in Kingspan cladding and two new stairwells were constructed clad also in AWP.
The roofing was upgraded to current regulations and the roof had to be maintained watertight as works proceeded internally down through the floors in advance of the new penthouse structure.
The Trocal roofing system was laid over timber and concrete substrates and the balcony areas received added protection from the SGMA membrane.
All roofing areas were paved off pedestals and the roofing system was signed off and tested in advance.
The cladding installed to the penthouse walls was difficult due to the fact that the panels were manually handled and placed into position due to the balcony set back. This required careful handling to maintain the panels damage free. The panels complimented the original facade which had been originally finished in metallic silver aluminium trays.
The project was a great example of upgrading existing properties into much-needed accommodation space due to the pressure on the property rental market in Dublin, and in particular for affordable student accommodation. This modernisation is proof that well-established roofing and cladding systems can be incorporated into modern design.
